1. General Provisions
These Terms of Service set out the rules for using balkanhome.eu and for the provision of electronic services by Mateusz Sawicki, conducting business under the name "Cometweb", with its registered address at Poland, Rumia, Jachtowa 147/2, Tax ID (NIP): 5882502099, email: contact@balkanhome.eu (hereinafter: the "Service Provider").
These Terms of Service specify in particular:
The Terms of Service are made available free of charge through the Service in a way that allows users to access, reproduce, and store them.
Every user is required to read these Terms of Service before starting to use the Service.

2. Definitions
- Service
- An online platform available under the Service Provider domain, enabling the publication and browsing of real estate listings.
- User
- A natural person, legal person, or organizational unit using the Service.
- Consumer
- A natural person acting for purposes not directly related to their business activity.
- Entrepreneur with consumer rights
- A natural person conducting business activity who enters into an agreement not directly related to their professional business activity.
- Account
- A set of data assigned to a User.
- Listing
- Content published by the User relating to a property.
- Electronic service
- A service provided electronically by the Service Provider.
- Agreement
- An agreement for the provision of electronic services.
3. Types and Scope of Services
The Service Provider offers services consisting of:
Basic services are free of charge, unless expressly stated otherwise.
- enabling the browsing of listings,
- creating and maintaining an Account,
- publishing and managing Listings,
- saving listings as favorites,
- enabling contact between Users,
- offering paid promotion and paid publication services for Listings.
4. Technical Requirements
To use the Service, the following are required:
The Service Provider is not liable for problems resulting from failure to meet these technical requirements.
- a device with Internet access,
- an up-to-date web browser,
- an active email account.
5. User Account
Account registration is voluntary and free of charge.
The User is obliged to provide truthful data.
The Service Provider may remove or block an Account in the event of a breach of these Terms of Service.
6. Listings
The User may publish Listings related to real estate.
A Listing should contain reliable and lawful information.
The User may edit or delete Listings.
A standard Listing publication lasts 30 days from the moment of activation.
7. Responsibility for Content
The User bears full responsibility for the content of Listings.
The publication of the following content is prohibited:
- unlawful,
- misleading,
- infringing the rights of third parties.
8. Moderation and the Rights of the Service Provider
The Service Provider may:
These actions may be taken in the event of a breach of these Terms of Service.
- refuse publication of a Listing,
- remove a Listing,
- block an Account.
9. Paid Services
Publication or activation of a Listing may be subject to a fee. In such a case, the User is informed about the payment obligation in advance.
The agreement is concluded at the time the payment is made.
10. Payments
Payments are processed through Stripe.
The Service Provider does not store the User payment data.
11. Invoices
Invoices are issued through the Fakturownia system.
Invoice data are provided by the User.
12. Currencies and Prices
Prices may be presented in different currencies.
Currency exchange rates are based on data from the National Bank of Poland.
The final price is indicated before payment is made.
13. Right of Withdrawal
A Consumer has the right to withdraw from the agreement within 14 days.
This right does not apply if the performance of the service has begun with the explicit consent of the Consumer.
14. Complaints
Complaints should be submitted to: contact@balkanhome.eu.
A complaint should include a description of the issue.
A response is provided within 14 days.
15. Liability of the Service Provider
The Service Provider exercises due care in operating the Service.
The Service Provider is not responsible for the actions of Users.
16. Nature of the Service
The Service Provider is not a party to property sale agreements.
The Service Provider is not responsible for the legal or factual condition of any property and is not liable for the content of a Listing.
17. Communication Between Users
The Service enables contact through forms.
The Service Provider is not responsible for the content of communications between Users.
18. Intellectual Property
The contents of the Service are protected by copyright law.
Copying them without the consent of the Service Provider is prohibited.
19. Reporting Violations
A User may report illegal content or content violating these Terms of Service to the Service Provider.
The report should include a justification.
20. Amendments to the Terms of Service
The Service Provider may amend these Terms of Service.
Changes take effect upon publication.
21. Governing Law
Polish law is the governing law.
Disputes are resolved by the court competent for the Service Provider.
22. Out-of-Court Dispute Resolution
A Consumer may use out-of-court methods of dispute resolution.
