Land plots for sale in Tirana, Albania

The median asking price of the 128 plots of land for sale in Tirana is €260,000, or €300 per square metre, with the cheapest plots from around €24,500 and the middle half between €125,000 and €459,000. The spread is wide because a zoned building plot inside the municipal plan is worth many times a field of the same size outside it. 23 plots are listed under €100,000 and 68 under €300,000.

Plots for a house are in the south-eastern hills of Farkë, Lundër, Sauk and Petrelë and on the Dajti slopes to the east. Land for housing and commercial development is along the ring road (Unaza) and the Tirana to Durrës highway through Kashar and Vorë, where the business parks and warehouses are. Small plots in the villages north and east of the city, from Paskuqan to Dajt, are the cheapest but are mostly agricultural. Zoning in the Tirana territorial plan changes what can be built street by street, and a plot with a valid building permit carries a large premium.

A foreign individual can buy a building plot inside an urban zone outright.
