There are 187 apartments for sale on the Albanian Riviera, the Ionian coast between the Llogara Pass and Sarandë, with a median asking price of €317,000 and €3,046 per square metre. This is the most expensive stretch of Albania, priced at roughly twice the Durrës coast, because of the water quality, the mountain backdrop and the limited buildable land.
A two-bedroom apartment on the Albanian Riviera (2+1 in Albanian listings) has a median asking price of €263,500 and a three-bedroom apartment €380,000. At the median price per square metre, €100,000 buys about 35 m² on the Albanian Riviera.
Apartments are the largest part of Albanian Riviera real estate; houses, land and commercial property on the Albanian Riviera have their own pages below.
The Riviera is a string of villages rather than one resort: Dhërmi and Drymades for the fashionable beaches and beach clubs, Himarë for a small town with a harbour and services, Qeparo and Borsh for quieter bays and olive groves, Lukovë further south. 65% of listed apartments have a sea view and 60% are still under construction, mostly in new boutique complexes above the beaches.
Rental income in Albania is taxed at a flat 15 percent, and the figure is a snapshot of asking prices, not of signed contracts.
Foreigners buy Riviera apartments outright. The coast has strict rules on building near the shoreline and a history of ownership disputes over land, so the building permit and the cadastre record for your unit are essential checks. The Llogara tunnel has made the drive from Vlorë short, and the planned Vlorë airport will bring the Riviera within reach of a morning flight.
