Tirana is by far the deepest commercial rental market, from ground-floor retail in the new towers to serviced offices near the boulevards and industrial space along the Durrës highway. Durrës supplies seafront restaurant and bar units, many of which are let by the season. Elsewhere the supply is thin and mostly tourist-facing.
Commercial leases are negotiated more freely than residential ones: three- to five-year terms with a break clause are common, and landlords registered for VAT will invoice rent with VAT on top. If you plan to run a licensed business (food, accommodation, pharmacy), confirm the unit already has or can obtain the required municipal use category before signing.
