There are 1,196 commercial properties for sale in Albania: shop units, offices, restaurants, small hotels and mixed-use ground floors. The median asking price is €240,000; per square metre the median is €2,298, which is above the apartment market because most units are ground-floor retail in Tirana and Durrës.
The middle half of asking prices sits between €130,000 and €468,600; 171 units are listed under €100,000 and 636 under €300,000.

Tirana dominates commercial supply. Ground-floor units in new residential towers are sold separately from the flats above them and are bought as rental investments: a shop or café tenant on a multi-year contract. Durrës offers the second largest pool, with seafront restaurants and units along the pedestrian promenade, while the tourist towns list small hotels and guesthouses that trade only in summer.
Foreign buyers can own commercial premises outright. What differs from residential purchases is the tax and licensing side: commercial rent is invoiced with VAT once a landlord passes the registration threshold, and food or accommodation businesses need municipal licences that belong to the operator, not to the building. A lawyer and an accountant should both look at the numbers before you buy for yield.
