Garages for sale in Albania

There are 175 garages and parking spaces for sale in Albania, with a median asking price of €30,000. Almost all of them are underground or ground-floor spaces in new residential towers, sold separately from the apartments above, and the great majority are in Tirana, where street parking in the centre is scarce and a deeded space has become part of the price of a flat.

Most spaces are priced between €22,000 and €50,000.

A garage is bought and registered like any other property unit, with its own cadastre entry, and foreigners can own one outright. Buyers are mostly apartment owners in the same building who want a guaranteed space, and investors who let spaces to residents on monthly contracts. Prices depend on the building and district far more than on size: a space in a Blloku tower costs several times one in Kashar or Kamëz.

Before you buy, check that the space has its own title (some are sold as a share of a common garage, which cannot be resold separately), that the building has its final permit and that the monthly building charge for the garage level is known. On the coast, garages appear mainly in Durrës and Golem complexes and are usually sold together with a flat.
