The town is built on slopes, so a large share of apartments have some sea view: 42% of Sarandë listings advertise one. New buildings climb the hills behind the promenade, and 52% of listed flats are still under construction. Prices are above the central coast but below Ksamil's front line and the Riviera villages.

Set against the median asking rent for apartments for rent in Sarandë, the gross yield from asking prices is about 2.7% before tax and costs. Rental income in Albania is taxed at a flat 15 percent, and the figure is a snapshot of asking prices, not of signed contracts.

Foreigners buy Sarandë apartments outright. The town has the strongest short-term rental season in Albania after Ksamil, driven by Corfu day-trippers and Balkan summer tourism, and a quiet but functioning winter. Given the region's history of unpermitted building, checking that the building has its final permit and that the flat is registered is the essential step.
