There are 955 plots of land for sale in Albania. The median asking price is €190,000, with land priced from €27,000; the median per square metre is €344, but that figure hides a huge spread between a hillside field and a building plot on the Durrës coast.

221 plots are listed under €100,000 and 586 under €300,000; the middle half of asking prices sits between €99,000 and €380,000.

Land is the one category where a foreign buyer's options are limited. Agricultural land cannot normally be purchased directly by a foreign individual; it can be leased long term, or bought through an Albanian-registered company that has a development purpose. Building plots inside a zoned urban area are a different case and can be bought outright. Because listings do not always state the classification clearly, treat every plot as agricultural until the cadastre extract proves otherwise.

The plots with the most interest from foreign buyers are on the coast: the Kavajë cliffs, the Cape of Rodon, the hills above Vlorë and the villages of the Riviera. Prices there are set by sea view and road access rather than by size. Inland, around Tirana's ring and along the Durrës highway, land is bought for houses, small developments and commercial use.
