Tirana is the only real villa rental market in Albania because the capital has the tenants for it: embassies, international organisations, companies relocating managers and families who want a garden and a school run. The villas are in the gated estates of Farkë, Lundër and Sauk to the south-east, near the international schools, on the Dajti slopes to the east and in Kashar and along the Durrës highway to the west. Newer estates have shared pools, security and parking; older detached houses in the villages ringing the city are cheaper and more variable.
Almost all rental villas are furnished, and many landlords quote the rent with garden maintenance included. Contracts run twelve months or longer with one or two months' deposit; embassies and companies routinely sign two- or three-year leases, sometimes paying a year in advance for a discount. Utilities and heating are on the tenant and cost more in a villa than in a flat, so ask for last winter's bills. A registered contract is needed for a residence permit application.
