Commercial rentals are the business end of Tirana real estate; residential property for rent in Tirana has its own pages below.
Rents are set by the street. Blloku, the central boulevards and the streets around the big malls (TEG, QTU, Tirana East Gate) are the most expensive per square metre; the residential belts of Kodra e Diellit, Komuna e Parisit and Kashar let to neighbourhood businesses at a fraction of that. Offices cluster in the centre and in the business parks along the Tirana to Durrës highway, where larger floorplates and parking are easier to find.
Commercial leases usually run three to five years, with two or three months' deposit and rent invoiced with VAT when the landlord is registered, so ask whether a quoted rent includes it. Confirm the unit's registered use category before you sign, since opening a café in a unit registered for retail needs a change of use approved by the municipality, and check who pays the building's shared costs. Foreign businesses sign through an Albanian company or branch, which also holds the trading licences; see the tax guide. To buy instead: commercial property for sale in Tirana.
