Buying a sea-view apartment in Qerret

How much does a sea-view apartment cost in Qerret?

Apartments advertised with a sea view in Qerret ask a median of €114,300, or €1,580 per square metre; half of them sit between €82,200 and €152,600, and the cheapest realistic entry is around €45,700. Across the Albanian coast a listed sea view adds roughly 30% per square metre over a comparable flat at the same distance from the water, so compare the price per metre with the ordinary apartments for sale in Qerret before you pay for the view.

54% of these apartments are still under construction, which on the coast is the normal way to buy: a notarised pre-sale contract, staged payments and the final deed after the building gets its use certificate. Our guide to buying off-plan in Albania explains how to protect the deposit.

Where the sea-view apartments in Qerret are

Qerret is a short beach of low complexes between Golem and Spille, with a pine belt behind it. Sea-view flats here are in the first and second row and the buildings rarely exceed six floors, so a view from the third floor up is usually real; the trade-off is a thinner choice of shops and services outside the summer months.

What "sea view" means in an Albanian listing

The flag is set by the seller and describes one orientation of one floor, not the building. On the Durrës, Golem and Shëngjin beachfront the blocks are deep, so only the flats on the sea side of the upper floors see water, and a flat thirty metres further back on the fourth floor often has a better view than the first line on the first floor. In the hill towns, Sarandë, Vlorë above Uji i Ftohtë and the Riviera villages, most of the town faces the sea and the view depends on the floor and on what can still be built in front. Check it from the balcony, in daylight, and ask what is planned on the plots between the building and the water.

Can a foreigner buy a sea-view apartment in Qerret?

Yes, directly and in your own name: the restriction that people have heard about, the 200-metre coastal rule, applies to bare and agricultural land, not to apartments. Closing costs are about 4 to 7% of the price and the annual property tax is about 0.05% of value. Our guide to buying property in Albania as a foreigner sets out the rules, and our guide to property by the sea in Albania compares every stretch of coast by distance from the beach.

Sea-view apartments in Qerret: questions buyers ask

How much does an apartment with a sea view cost in Qerret?
Apartments listed with a sea view in Qerret ask a median of €114,300 and €1,580 per square metre, with half of them between €82,200 and €152,600. Prices start around €45,700.
How much more does a sea view cost than a flat without one?
On the Albanian coast a listed sea view adds about 30% per square metre over a comparable apartment at the same distance from the water. The premium is largest on the Durrës beachfront, where only the sea-facing upper floors have a view, and smallest in hillside towns such as Sarandë, where most apartments see the sea anyway.
Is a sea-view apartment a good rental investment?
It lets more easily in July and August and earns more per night, but the season is short: holiday lets on the coast are quoted at 8 to 12% gross in peak season and come to about 4 to 6% net over a full year, after empty months, management and the flat 15% tax on rental income. Judge it on the full-year figure.
Can a foreigner buy an apartment by the sea in Albania?
Yes. Apartments and houses on the coast are bought directly and registered in the buyer's own name at the State Cadastre (ASHK). The 200-metre coastal restriction concerns bare and agricultural land only.
